The Official Plan for the Municipality of Bluewater is undergoing a review process which will result in significant changes to both the policies, schedules (mapping) and appendices. Public input is being sought at this time.

The Official Plan outlines the vision, goals and policy direction for development in Bluewater. The Official Plan is a statement of where and how development should take place and is used to determine, for example, where new housing, industry, offices and shops will be located. Other examples include when, and in what order, parts of your community will grow and where services like roads, sewers and parks will be needed.  The Official Plan for the Municipality of Bluewater was first passed in 2005.

The major changes proposed stem from the Planning Act, the Provincial Policy Statement, the County of Huron Official Plan, Huron County Aggregate Strategy and the Huron Natural Heritage Plan.  

In terms of policy changes, the draft amendment introduces a range of new policies which promote
intensification and affordable housing within the settlement areas, increased support for on-farm diversified uses such as agri-tourism and removes the distinction between ‘seasonal’ and ‘year round permanent’ use for the majority of the lakeshore.

In terms of the schedules or mapping, the majority of the changes are a result of:

The introduction of a Mineral Aggregate Designation in accordance with the County of Huron Aggregate Strategy. The purpose of designating these areas to is to protect aggregate deposits for future extraction. Agricultural uses will be permitted in continue in areas designated Mineral Aggregate.

The update to the Natural Environment designation in accordance with the Huron Natural Heritage Plan. This Plan provides updated data which is being incorporated into the Bluewater Official Plan to better reflect the natural environment features on the landscape.

The expansion of the Hensall Settlement Area by one hundred (100) acres to the north of the existing boundary.
